For more than 35 years, I have been involved in the complete lifecycle of land development — from the earliest stages of site evaluation and strategic planning through regulatory approvals, engineering coordination, construction, and successful project completion.
That breadth of experience has shaped my perspective.
While every phase of a project is important, the decisions made before engineering begins, before subdivision plans are drawn, and before significant capital is committed have the greatest influence on long-term success. It is during these early stages that opportunities are uncovered, risks are identified, and the true potential of a property begins to emerge.
My approach is grounded in more than theory. It is built on decades of delivering real-world projects and understanding how early strategic decisions affect every stage that follows. Experience has shown that successful developments are rarely the result of a single good idea — they are the product of informed decisions made consistently from concept through completion.
In 2012, I made a deliberate decision to broaden my practice beyond conventional residential development. I began an in-depth exploration of regenerative land stewardship, resilient rural economies, agritourism, and innovative community models. These were emerging concepts at the time, but I believed they would become increasingly important as communities sought more sustainable, diversified, and economically resilient approaches to development.
Today, those ideas have moved from the margins into mainstream planning and investment discussions. That early commitment to understanding evolving land-use models now provides clients with insights that combine decades of practical project delivery experience with a forward-looking perspective on where development is heading.
Successful communities are shaped long before construction begins. Their success is determined by understanding the land, recognizing its highest and best opportunity, aligning stakeholder interests, and communicating a clear development strategy that transforms potential into lasting value.
That philosophy also requires independence.
Sometimes it means advising a landowner that market expectations exceed reality. Sometimes it means concluding that a property’s highest and best use is to remain in agriculture. Sometimes it means recognizing that the opportunity exists — but the timing is not yet right.
That objectivity is not a limitation — it is the foundation of credible strategic consulting.
The objective is not simply to maximize an asking price. It is to maximize market value by reducing uncertainty, defining a credible development opportunity, and aligning the property with its most achievable, evidence-supported future.
