A career built on anticipating market direction and delivering communities that proved the thesis.

The projects below represent the through-line of a practice built on anticipating market direction, identifying development opportunity before it was widely recognized, and delivering communities that achieved successful absorption and long-term value.
Adult Lifestyle · Condominium
Ravine Villas
Leduc, Alberta · 1990–1996
A pioneering 97-unit adult bungalow condominium community. Led the full arc from concept creation and floor plan development through site planning, pre-sale strategy, and successful phased delivery.
Conceived when age-targeted community design was not yet a recognized market category in Alberta. The successful sell-out established an early benchmark that the market subsequently validated across the province.
Country Residential · Estate
Lakeridge Estates
Parkland County, Alberta · 2001–2011
A 35-lot premium lake-view country estate community featuring architectural standards, a featured builder program, and sustained luxury custom home sales over a decade-long delivery period.
Conceived when demand for premium country residential product was emerging but had not yet attracted significant competition. The market confirmed the thesis when a rush of competing projects followed in subsequent years.
Master-Planned · Mixed-Use
Riverland Active Rest Community
North Saskatchewan River, Leduc County · 2005–2006
Strategic vision for a 1,500-acre mixed-use lifestyle community on the North Saskatchewan River, integrating riverfront recreation, tourism, and residential uses.
The value-enhanced land package and development concept were successfully acquired by an investment group — a demonstration of the practice’s core model: creating demonstrable value before a single lot is sold.
Waterfront · Mixed-Use · BC
Harrison Point
Harrison Hot Springs, British Columbia · 2011–2012
Concept planning for a luxury waterfront mixed-use development comprising ten residences, one penthouse, and commercial space at a premier BC resort destination.
The value-enhanced land and development concept were successfully positioned for investor acquisition — extending the practice’s core approach into the premium waterfront segment.
Residential · Townhouse · Condominium · Commercial
The Morinville Portfolio
Morinville, Alberta · 1990–2010
A decade-long body of work spanning Grandin Heights Estates, Grandin Park Estates, Grandin Park Close, Notre Dame Estates (100+ lots, 30+ homes), Bellerose Place (18 units), LaRose Crescent (28 units), LaRose Terrace (23 units), and Morinville Station (8-unit commercial condominium).
Built on an early conviction that small-town and rural communities represented an underserved market for family-oriented housing — offering genuine neighbourhood character and cost-effective alternatives well before other developers recognized the same opportunity.
Urban Residential · Tower
Bellamy Hill Tower
Edmonton, Alberta · 2005–2007
Concept development, consultant coordination, planning approvals, and stakeholder engagement for a proposed 127-unit downtown residential tower. Advanced to Public Hearing before being deferred following the 2008 market downturn.
Demonstrated the capacity to lead complex urban approval processes and navigate the full range of municipal and stakeholder relationships that major downtown residential projects require.
Country Residential · Showcase
Cedar Ridge Estates
Edmonton Region, Alberta · 2000–2006
A premium 15-lot country residential subdivision featuring architectural guidelines and a showcase bungalow that established the community’s market identity and set the standard for the builder program.
An early demonstration of how architectural direction and a strong community identity can command sustained market premiums in the country residential segment.
The Strategic Land Intelligence Process begins with a conversation.
