Each began as raw land. The outcomes ranged from completed communities to value-enhanced land packages successfully positioned for acquisition.

Premium estate living that combined natural amenities, architectural quality and a coherent community identity was drawing interest well before the country residential market became competitive.

Strategic Contribution

Directed the community vision, architectural standards, builder program, product positioning, planning approvals and overall development strategy.

Outcome

Successfully delivered a 35-lot estate community over a decade of sustained custom home sales, establishing one of the region’s benchmark country residential developments before a significant expansion of competing projects entered the market.

Smaller communities represented an underserved housing market, capable of supporting thoughtfully planned residential neighbourhoods offering affordability, quality and strong community character.

Strategic Contribution

Provided long-term strategic leadership across multiple residential, townhouse, condominium and commercial developments including planning, approvals, product positioning, architectural direction and implementation.

Outcome

Delivered a diverse portfolio comprising more than 180 residential lots, over 70 townhouse and condominium units, commercial condominium development and more than 30 custom homes, demonstrating a repeatable ability to identify emerging markets and successfully deliver community-focused development over two decades.

Adult Lifestyle Community

Opportunity Recognized

Demand for age-targeted bungalow living was emerging in Alberta, but adult lifestyle communities were still largely untested in the market.

Strategic Contribution

Led the project from concept creation through site planning, architectural direction, floor plan development, pre-sale strategy, municipal coordination and phased implementation.

Outcome

Successfully delivered a 97-unit adult bungalow condominium community that achieved full market absorption and established an early benchmark for a housing model that would later become widely adopted throughout Alberta.

Architectural consistency, builder quality and community identity could differentiate premium country residential development well beyond lot size or location alone.

Strategic Contribution

Established the community vision, architectural guidelines, showcase builder program and overall development positioning.

Outcome

Successfully delivered a distinctive 15-lot estate subdivision that demonstrated how thoughtful architectural direction and community identity can strengthen market appeal and sustain long-term property value.

The land’s greatest value lay beyond its existing use — in its potential as a destination-scale riverfront lifestyle community integrating recreation, tourism and residential development.

Strategic Contribution

Created the master-planned vision, land-use strategy and investment proposition that repositioned the land for acquisition.

Outcome

The enhanced land package and development concept were successfully acquired by an investor group, demonstrating how strategic planning can create significant value before physical development begins.

Opportunity Recognized

Demand for downtown residential living was growing, opening the way for a contemporary high-rise development within Edmonton’s evolving urban core.

Strategic Contribution

Led concept planning, consultant coordination, municipal approvals and stakeholder engagement through an increasingly complex entitlement process.

Outcome

Successfully advanced the proposed 127-unit residential tower to Public Hearing, demonstrating the capacity to lead sophisticated urban approval processes before the project was ultimately deferred by the 2008 market downturn.

Luxury Waterfront Mixed-Use

A premier waterfront parcel stood to gain substantially from repositioning through a luxury mixed-use concept that made full use of both its location and its long-term investment potential.

Strategic Contribution

Led concept planning, floor plan development, architectural direction, prefabricated structural strategy, sustainability integration, planning consultation and municipal approvals.

Outcome

The value-enhanced development concept strengthened the land’s market position and was successfully packaged for investor acquisition, extending Brodview’s strategic approach into the premium waterfront sector.
